These terms cover the LandlordMinder website run by Sellwood Homes Ltd (company number 15918200), registered office The Archive Centre, White Cliffs Business Park, Honeywood Road, Whitfield, Dover CT16 3EH. They cover the free registration window checker and the waitlist. They are not a contract to supply the full tracker, because that product is not on sale yet.
What this site is
LandlordMinder is an independent tool. It is not the Register your rental property service, it is not part of GOV.UK, and it is not affiliated with the Ministry of Housing, Communities and Local Government. It is not legal advice.
There is no government API for the register. This site does not submit landlord or property details to GOV.UK. You register and update the official service yourself.
The deadline checker
The checker takes a UK postcode, asks postcodes.io which country and region it falls in, and, for England, shows the regional window published in the landlord guidance. The dates in our data file were checked on 31 October 2026 against the guidance published on 29 October 2026 (read the guidance (opens in a new tab)).
The result can be wrong if:
- the official dates change after we last checked them
- your council is assigned differently from the region returned for the postcode
- the postcode is new, mistyped, or missing from the directory
- the lookup service is unavailable
The guidance says the window follows the local council. If you are near a boundary, use the official council list before you rely on a date. Wales, Scotland and Northern Ireland are outside this register and the checker will say so.
The waitlist and prices
Joining the waitlist means you agree to be emailed about LandlordMinder, and about a registration window if you asked for that reminder. It does not reserve a price, a feature, or a launch date.
Prices on the site are proposed launch pricing. Annual billing is shown as 10 times the monthly price. They can change before launch. VAT treatment will be confirmed before anyone is charged. The £65 per property per year described in the guidance is a government fee, paid to the official service, not to us.
Acceptable use
Do not misuse the forms, probe the site for weaknesses, or send other people's personal information without a proper reason. We may ignore submissions that look automated.
Liability
The checker is a free summary of published dates. You are responsible for checking the official guidance and for complying with the law that applies to your properties.
We do not exclude liability for death or personal injury caused by negligence, for fraud, or for any other liability that the law of England and Wales does not allow us to exclude. Subject to that, we are not liable for loss arising from reliance on the checker, or from waiting for LandlordMinder, because the checker is a free guide and the tracker is not yet a paid service.
Changes
We may update these terms by changing this page. The date at the top will change with them. If you keep using the site after an update, the new terms apply to that later use.
Law and contact
These terms are governed by the law of England and Wales. The courts of England and Wales have exclusive jurisdiction, except that you can still bring a claim in the courts of the part of the UK where you live if the law requires that.
