For landlords in England with 1 to 100 properties
Never miss a deadline or a 28-day register update.
Five minutes a month. LandlordMinder keeps the registration window, certificate expiry and rent increase dates in one diary, then reminds you in time to act. You still register on the official service yourself.
Independent tool. Not affiliated with GOV.UK or MHCLG. Not legal advice.
How it works
A diary for the dates, then you file on GOV.UK.
01
Add the property
Postcode, certificates, rent, and who manages it. The checker on this page is the first piece: it finds your region's registration window.
02
Keep one diary
The registration window, the 28-day update rule, gas safety, EICR, EPC, licences, and rent increase timing.
03
Five minutes a month
A short monthly check, plus a reminder before a date is due. You are not asked to live in a dashboard.
04
You file on GOV.UK
There is no government API. LandlordMinder prepares the details and the reminder. You register and update the official service yourself.
What it watches
The rules that slip when a portfolio grows.
The regional window
Nine regions, from 15 December 2026. Each has a three-month registration period. You can register early. You should not be late.
The 28-day clock
Update the register within 28 days of a rent change, a tenant or occupant change, or a certificate renewal. Complete the record within 28 days of registering.
Certificates and licences
Gas safety where the home has gas, plus EICR, EPC, and any HMO or selective licence, with the expiry you enter.
Rent increase timing
From 1 May 2026, under the Renters' Rights Act 2025, a private rent increase uses a section 13 notice (Form 4A): at most once a year, with at least 2 months' notice.

Proposed launch pricing
A price for the diary, not the government fee.
These are the prices we propose to charge for LandlordMinder. The official register is a separate £65 per property per year, paid to that service. Nobody is charged on this page. VAT treatment will be confirmed before launch. Annual billing is 10 times the monthly price.

A white-label diary is planned. It is not on sale yet.
Later, LandlordMinder is meant for agents who look after other people's homes: your brand, a view across landlord clients, and the same deadline diary. The landlord still starts the official registration and stays responsible. There is still no government API, so the tool will prepare details and reminders. It will not file them.
FAQ
Straight answers
Is this the official register?
No. LandlordMinder is an independent tool from Sellwood Homes Ltd. It is not affiliated with GOV.UK or the Ministry of Housing, Communities and Local Government. It is not legal advice.
The official service is called Register your rental property. You use it on GOV.UK, with GOV.UK One Login, or with a paper form if you cannot get online.
Will you submit my registration?
No. There is no government API for this register. LandlordMinder sends reminders and helps you gather what the guidance asks for. You sign in to the official service yourself.
Which postcodes does the checker cover?
England. The published guidance applies to England. Wales, Scotland, Northern Ireland, the Channel Islands and the Isle of Man are outside this register. The checker says so, and it does not invent an England deadline for them.
Wales has Rent Smart Wales. Scotland has the Scottish Landlord Register. Northern Ireland has the Landlord Registration Scheme. Those are separate systems.
Where do the dates come from?
From the landlord guidance published on 29 October 2026. Each English region has a three-month window. The draft Private Rented Sector Database Regulations 2026 list the same start dates. We look up the region with postcodes.io, then apply that table.
The official match is by local council. If you are near a boundary, check the council list. Dates can change. Confirm them on GOV.UK before you rely on them.
What does the government charge?
The guidance sets a fee of £65 per property per year, not subject to VAT. Registering yourself as a landlord is free, and updates are free. During rollout the fee is pro-rated so days before 15 November 2027 are not charged.
Every property you register shares one renewal date: one year after you registered the first property. LandlordMinder's own price, below, is separate.
What are the penalties?
The guidance describes penalties of up to £7,000 for failing to register yourself and your property, and up to £40,000 for knowingly or recklessly providing false or misleading information, or for repeated breaches. Local authorities enforce the rules. This is a summary of the guidance, not legal advice.
What will LandlordMinder cost?
Proposed launch pricing is on this page. Free for 1 property, then a monthly price by portfolio size, up to 100. Annual billing is 10 times the monthly price. Agents: contact us.
Nobody is charged yet. VAT treatment will be confirmed before launch. The £65 government fee is paid to the official service, not to us.
I use a letting agent. Who registers?
You start the registration, and you stay responsible. Once the property has a registration number and is occupied, you can ask an agent to add tenancy and safety details. The record still has to be completed within 28 days, even if you delegate that work.
A white-label version for letting agents is planned. It is not available yet. Agents can join the waitlist.
What do you do with my email?
Sellwood Homes Ltd is the controller. We use your email to tell you when LandlordMinder opens and, if you asked from the checker, to remind you about that registration window. We do not sell the list, and we do not send it to GOV.UK. The privacy notice has the detail, including the ICO registration.
Can I register before my region opens?
Yes. The guidance says you can register before the start date. That helps if you have homes in more than one region. You must not leave a property until after its region's end date.
